If you manage a building in Melbourne and the glass needs attention, the first question is not who to call but what the job actually is. Our commercial window cleaning services cover offices, towers, strata blocks, shops, factories and the programs that keep any of them on a schedule. Each one has its own page with the full method, and this hub exists to point you at the right one quickly.
The short version: the building decides the service. Height sets the access method, the facade sets how long a drop takes, and how often you clean sets the rate. Pick the row below that matches your site, or start from the top with commercial window cleaning in Melbourne if you want the overview first.
Which commercial window cleaning service fits your building?
Match your building type to the row below. A shopfront or a two-storey suite is pole work, a mid-rise facade is pole or platform, and anything above about six storeys moves to rope access or the building's own cradle.
| Service | Building type | Usual access method | Typical frequency | Priced on |
|---|---|---|---|---|
| High rise | Towers above 12 storeys | Rope access or cradle | Two to four times a year | Facade area and drops |
| Rope access | Any building with certified anchors | Two-rope descent | With the facade clean | Technician days |
| Office | Towers, suites, business parks | Pole, platform or rope | Quarterly, inside and out | Glass area and hours |
| Building and facade | Two to eight storeys | Water-fed pole, some platform | Quarterly | Elevations and detail |
| Strata and apartments | Owners corporation blocks | Rope or pole | Twice a year, often | Common area or full facade |
| Retail and shopfront | Strips, centres, showrooms | Pole and hand finish | Weekly to monthly | Per visit, per store |
| Factory and industrial | Warehouses and plants | Platform and pole | Once or twice a year | Access and induction time |
| Scheduled programs | Any of the above | Whatever the building needs | Monthly to yearly | Visits across the term |
Most buildings need two of these at once. A tower is a high rise job for the facade and an office job for the glass inside it. A retail centre is a shopfront round at street level with a platform visit for the atrium. We quote the combination as one job rather than sending separate crews.

Who needs high rise window cleaning?
Buildings tall enough that no pole reaches the top, which in practice means anything above about six storeys. The facade is cleaned on rope or from the building's own cradle, working down in drops.
Tower work is planned before it is priced. We check the roof anchors and their inspection record, confirm whether the cradle is in service, set the exclusion zone at the base and pick days that suit the wind. Tenants get notice before anyone appears outside their window. Our page on high rise window cleaning covers the full sequence.

When is rope access the right method?
When the glass cannot be reached from the ground or a machine, or when scaffold and lift hire would cost more than the clean. One line carries the technician and a second line stands by as backup, both tied to anchors that have been certified.
Rope reaches stepped facades, feature fins, light wells and towers with no cradle, and it leaves the footpath open while the work happens. It is the method behind most of our tall jobs, so it gets its own page: rope access window cleaning explains the two-rope system, the certification behind it and why a drop usually costs less than the alternatives.

What does office window cleaning include?
Both faces of the glass. The outside comes off a pole, a platform or a rope depending on height, and the inside covers partitions, meeting rooms, atrium glazing, balustrades and entry doors, almost always outside business hours.
Offices are judged from the inside, so the interior half matters more than people expect. We work around inductions, lift bookings and security, and we keep the same crew on the building so nobody has to re-explain the access each quarter. See the scopes on our office window cleaning page.

What is building and facade window cleaning?
The whole external envelope of a two to eight storey building: glass, frames, sills and the spandrel panels between floors, cleaned from the ground with purified water on a carbon pole.
Because the water has its minerals stripped out it dries without spotting, so panels do not need to be touched by hand. Where a courtyard, a setback or glass over a void blocks the pole, a platform covers that section. The detail sits on our building and facade window cleaning page.
- ReachAbout 18 to 20 metres

How does strata window cleaning work?
The owners corporation decides the scope, and we quote it so a committee can approve it in one meeting. That is either common property glass only, or the full facade including the outside of every lot window.
Residential towers add privacy to the list. We write the notice that goes to residents, agree the days, and technicians work past occupied balconies to an agreed protocol. Our page on strata and apartment window cleaning sets out both scopes and what each one usually covers.

Why is retail glass cleaned before trade?
Because a shopfront is a display, and fingerprints show worst in morning light. Retail rounds run before the doors open, so the glass is clear for the first customer and nobody works around shoppers.
Street-level glass gets dirty fastest, which is why busy frontages often sit on a weekly or fortnightly round rather than a quarterly one. We also take off old promotion stickers and tape residue, and multi-site retailers can put every store on the same schedule. See our retail and shopfront window cleaning page.

What makes factory and industrial glass different?
The building keeps operating while we clean it. High warehouse windows, sawtooth roof glazing and office fronts inside the plant are reached from a platform, worked in around forklifts, racking and production.
That means site inductions, permits, exclusion zones and a start time that suits the shift, not the cleaner. Industrial glass is also usually the most neglected on a site, so the first visit takes longer than the ones after it. Details are on our factory and industrial window cleaning page.

Should the building sit on a scheduled program?
Usually yes. A program sets the visits for the year, holds the rate for the term and takes the booking off your list. Monthly suits retail and prestige lobbies, quarterly suits most offices, and yearly suits quiet industrial sites.
Programs also cost less per visit than one-off calls, because the crew and the access are planned ahead rather than mobilised from scratch each time. The interval comes from how fast your building actually soils. Our scheduled window cleaning programs page shows how the year is laid out.

How do you get a price for yours?
Give us the street address, how many floors the building has, and anything unusual about getting to the glass. Those three answers tell us the service and the access method, and the written price follows inside one business day with every inclusion and exclusion spelled out.
If you would rather see the drivers before you ask, our commercial window cleaning cost page explains what moves a number up or down. When you are ready, get a quote and we will do the sorting.
- One quote covers every service the building needs.
- Method statement and insurance certificate before the crew arrives.
- No hourly rates, so weather and access sit with us.
- Commercial buildings only, so the crews do this every day.
